Remodeling in Loch Lloyd, MO

Homes designed for their sites, remodeled the same way

Loch Lloyd sits behind its own gate, a private golf community in northwest Cass County built around the country club and the lake. What sets it apart from most of the metro is the architecture: these homes were designed for their individual sites, not pulled from a builder’s plan book, so custom work is the baseline here. That shapes what a remodel involves. When a house was drawn with intention the first time, the wall you want to move was usually placed there on purpose, which makes opening up a kitchen a structural question before it becomes a design one.

KCBR Design | Remodel is a family owned design build firm working across the Kansas City metro from our showroom and offices in Lenexa. We take on full remodels, kitchens, primary baths, main floors, basements and whole homes, for people who want a space rethought from the plan up. What we bring is one in-house team that designs and builds the work, and a design process detailed enough to price a custom home accurately before anything is demolished.

Loch Lloyd, MO Main Floor Remodel

The approval order here catches people off guard

Anything that changes the outside of a Loch Lloyd home goes to the community Design Review Committee, and that approval is filed before the Village of Loch Lloyd building permit is pulled. Most of our work is interior, so a kitchen or a primary bath usually never reaches that step.

The lower level is the exception. A finished basement bedroom needs an egress window, and cutting one counts as an exterior change, as do added exterior doors, enlarged window openings and anything that alters the sightlines into or out of a lot. We put that permit submission on the schedule during design, when it costs nothing but a signature, because a project that arrives at the Village permit desk without design review approval simply waits.

Kitchen remodeling in Loch Lloyd

Kitchens in houses this size are rarely short of square footage, so the request that reaches us is almost never for more room. It is that the island sits wrong for how the family actually gathers, or that the kitchen has aged at a different rate than the rooms around it.

We design around how you cook and host, then price the whole thing before anyone lifts a hammer. Our design phase produces renderings, cabinet specifications and countertop pricing up front. That costs something at the beginning, and it is the reason the number at the end is the number you agreed to. Once construction starts you can open Buildertrend on any evening and see the schedule and the day’s progress. See what a full kitchen project involves on our Kansas City kitchen remodeling page.

Primary bath remodeling in Loch Lloyd

The primary bath is the room that dates a custom home first. If yours still has the corner tub nobody fills, an enclosed toilet room taking up extra floor area, or finishes that were current when the house was drawn, you already know what the room needs. A KCBR bath remodel starts with the layout, the lighting and the storage, and the fixtures follow from there.

It begins with a phone conversation about what you are hoping for, so both of us can work out whether we are a good fit. Then we come to the house, measure, look at what is behind the walls and scope the work honestly. Most bath remodels run four to eight weeks depending on scope, and your project manager keeps you current throughout. Because the designers and the builders sit under one roof, the person who drew your bathroom is reachable while it is being built. See the full process on our Kansas City bathroom remodeling page.

Basement finishing in Loch Lloyd

A finished lower level is usually the most usable square footage you can add without changing the shape of the house. On a walkout lot it can also be the level with the best view of the water or the course, which changes how you would plan the windows and the seating. It is the most technical room in the house as well. Moisture control, insulation, egress and lighting all have to be right before the level reads as part of the home.

Foundation walls bring their own realities. Poured and block walls do not take standard fasteners, unfinished walls are seldom flat, and moisture has to be managed with a proper vapor barrier. This is also the project most likely to need Design Review Committee approval, because the egress window a bedroom requires is an exterior change. We design the room and handle the structure underneath it with the same team. See more finished work on our Kansas City basement remodeling page.

Why Loch Lloyd homeowners choose KCBR

At KCBR it really is bigger than remodeling. The project is the mechanism and the relationship is the point, which shapes how the whole thing feels to live through: collaborative, transparent and genuinely attentive. The design work has been recognized by DesignKC and Houzz and there are hundreds of five star reviews behind it, though the measure we pay most attention to is how much of our work comes from past clients and the people they send.

We already build across the state line, including a main floor remodel on Ward Parkway in Kansas City, along with projects in Lee’s Summit and Parkville. Selections happen in our Lenexa showroom with a designer beside you and the materials in your hands. One team stays accountable from the first sketch to the final walkthrough, and we stay reachable long after that.
